What is it like being a first time home buyer?

Being a first time home buyer is probably one of the scariest and exciting things I’ve ever experienced.
All your life everyone gives you advice about everything. What colleges to apply to, what cake flavor you need for your wedding cake, even what do with a crying baby. But no one ever seems to give you advice on how to buy your first home.
Why is that? This is one of, if the not the most expensive investments you’re going to make in your life. Yet, when I picked out my wedding dress everyone had input and advice on how to choose “the perfect dress” but all fell silent when I asked them how to pick “the perfect home”.
So it’s been a lot of work on my husband and I. Figuring out how this process of home buying. The best choice we made was talking to a lender first before we started looking at houses. This really put into perspective on what kind of house we could get.
We then made a list of what we needed in a house. Our example would be, we agreed we need a yard for our Australian Shepard dog, Jordan. She has a lot of energy and we need a yard so she can go run and play.
Then we decided on what could we live without. For us a three bedroom home would be ideal. But were open to a two bedroom if there is an area for an office space like a loft, or oversized family room.
Then came our “not” list. This contained things we did not want and couldn’t live with. Our example is that the house has to have a solid foundation. This means no cracks in the basement walls, or cracks on the sides of brick houses.
Once we did all that, we picked out what area we could live in. We rated the cities from first choice to last. We have a total of five cities on our list. All in the Denver Metro area.
