Why is it important to keep older homes updated?

Image
Buying a home is a big investment.   Caution and many considerations are made when buying any home.  When buying an older home, buyers need to be especially cautious and work with an experienced Realtor, such as  Jeffrey Harmes  and  The Harmes Team  who have connections to professional associates that will make sure the inspection of the home is done correctly and thoroughly.  With older homes, the foundation is a concern, along with, the flooring, the roof, stairs, windows, paint, wiring, sewer systems, and the lot of land your home sits on. Some may have bought their homes because of the style, the location, the price and the functionality.  While we are living in our homes, we come to a point when we feel the need to do something about our home’s look and condition.  We either upgrade for aesthetic purposes, future selling opportunity (maybe we are planning on moving soon), or simply to make it more functional for us.    Old does not have to be tired or neglected ,

Buying a Newly Built Home vs. Buying a Remodeled Home

Image
"To move or not to move?" that is the question most people ask themselves when thinking of buying a new home.  Jeffrey Harmes and The Harmes Team , Residential Specialists in the North Metro Area, get this question, from buyers who want an expert opinion before deciding. There are three (3) basic considerations in general, when faced with such dilemma. 1.       COST Budget is the prime consideration when making this decision.  One must always make sure they have enough whether buying a newly built home or a remodeled house . When computing for your budget, everything must be carefully reviewed, including closing fees, miscellaneous expenses while going through the process. And in making this decision, both the Cost of remodeling a house versus the cost of building a new house should be carefully weighed. 2.       MARKET Current market trends need to be researched. Right now, the market is almost back to normal for both the seller and the buyer.  Exp

What's Going on in the Market in Denver...

Image
Here's what's going on..  Although Real Estate in Denver set the record in June,  the Realtors are actually sensing that the frenzy is cooling down this month.  " There is a general feeling that things are cooling," said Anthony Rael, chairman of the market trends committee of the Denver Metro Association of Realtors. Aside from the fact that there are fewer offers for above list price homes, single family homes were observed to have stayed longer in the market.  According to Emilie Rusch of The Denver Post, “ Denver’s Housing Market may be crazy, but it is still possible to buy. ” Buying or selling a home is no rocket science. There is no certainty in this market, but there is always a possibility.  Just like what Re/Max Alliance broker and chairman of the market trends committee of the Denver Metro Association of Realtors , Anthony Rael said, " If you're a buyer and you're committed to the process, you're going to find something. "

What is Curb Appeal?

Image
In life, it is true that we never get a “second” first impression.  The same holds true for Real Estate.  Your residential specialists in the Denver North Metro Area, Jeffrey Harmes  and  The Harmes Team , agree to this too. Curb Appeal contributes to more than 50% influence on the buyers’ perspective as they view your home from the outside.  Typically, we spend so much time and money on cosmetics for the interior of our homes, oftentimes we forget to pay attention to what people can see from the corner of the street or just in front of your property.  We all want to WOW the prospective buyers, get their attention and eventually, get their YES to wanting to buy our home the minute they park in front of our property.  We want them to want to look inside.  These exterior details include your landscape (or the condition of your garden/yard-front and back), your driveway, the roof, and of course, the overall look of your house.  You may need to ask yourself “ Does your house need r

Importance of Working with a Realtor

Image
The Importance of Working with a Realtor in Buying or Selling a Home Real Estate is important.  Most Americans consider it as their most expensive and most important investment in their life.  The biggest and most significant transaction they may have that involves a significant amount of money, time and understanding from both the buyer and the seller. Working with a professional, a licensed Realtor can definitely make that process faster and easier. Not working with a Realtor in buying or selling a home may sound as if you are saving a lot, as in more money for you.  However, with the costs incurred in the actual process of getting your home sold/costs involved in owning a home, plus adept understanding of home valuation, disclosure forms, inspection reports, mortgage documents and insurance policies will make a relationship with a Realtor the best investment you will make.  Working with a Realtor eliminates the hassle of doing the legwork on your own.  Realtors are
