With Colorado being a hot Seller’s market right now, and low inventory on homes, it can be difficult as a   Buyer, competing for homes. Here are some helpful tips from the Harmes Team to help save your home buying experience and sanity.

  • ·         You need a Real Estate professional. Your Realtor not only finds potential homes for you, but they also work as your home buying attorney. If any problems arise on the Seller’s side, your Real Estate agent will handle it. One less thing for you to worry about, when buying your next home. Your Realtor should also understand the current market, be able to evaluate homes, and negotiate. Those are key things to look for when picking your Realtor, especially in this Seller’s market.

  • ·         Get prequalified for your mortgage. You will want to do this before you start looking for your home. The prequalification shows what price range you will need to look in. It also lets Sellers know that you’re a serious Buyer, who will mostly likely be able to close in escrow. You can always pick your Realtor before picking your Lender. Most Realtors have a preferred lender that they like to work with.

  • ·         Do some research. Let your Realtor know what area you’re looking in, and what style of house you want. This usually takes some driving around in potential neighborhoods. Also, know what your specific needs and wishes are for your future home.

  • ·         Prepare yourself for compromise. This goes back to the needs and wishes of the house. You might have to forgo some of the things on your wish list, in order to get everything on your needs list. Keep in mind, many items that may be on the wish list, can be added later.

  • ·         Make a strong offer. It’s always scary making an offer over asking price, however, you need to make your offer stand out. This is the first thing the seller will see about you, and they’ll feel more confident that you’re a serious Buyer.

  • ·         Time is of the essence. Buying a house is a big step whether it’s your first or tenth. It will always be a big step. In this hot market, moving fast and getting your offer in quickly, and working with a Real Estate professional is the only way to avoid missing out.
