HOW TO MAKE YOUR OPEN HOUSE A SUCCESS

When you are selling your home you may think that once you start talking about showing your home through what’s called an “OPEN HOUSE” that you are finished and that your house is as good as sold. However, your residential specialists in the Denver Metro Area, Jeffrey Harmes & The Harmes Team, know that there a few things you may want to consider doing in order to really catch the home buyer’s eye and show them that your home is a hot commodity.

  • You want to make it “generic” meaning put away family photos, and take children’s art, shopping lists, and doctors visit reminders off of the refrigerator. Doing this gives other people the best chance of picturing the house as theirs.
  • During the day turn on the lights in your home and open the shades/blinds
  • Another thing you’ll want to do is put all personal items away such as: deodorant, toothbrushes, and perfumes.
  • In the kitchen put the Cuisinart and juice maker away because nice, clean counter tops give people ideas for what they can do with the space. They want to know if there is room for their appliances.
  • To add a touch of class, you might want to put out your best place settings on the dining room table, giving potential buyers the impression that you are going to be hosting a dinner party later after they have all scooted out.
  • A subtle, but important thing you can do is invest in a nice door mat. People tend to look down at their feet before entering a home in order wipe their feet off. This is an affordable way to ensure that your potential buyers have a good impression of the clean standards you have for your home.
  •  Last, but definitely not least, win their hearts and business through their stomachs. If it’s cold leave behind a big tray of freshly baked cookies or brownies and a canister of hot chocolate and paper cups. If it’s warmer outside leave a big pitcher of lemonade or mini bottles of cold water, making people pause to take a look around while they drink.
  •  Paint your front door- if your house is a neutral hue, use your front door to add a pop of color.
  • Give your home that “just landscaped” look without spending a lot of time on it- the best way is to sprinkle some fresh bark mulch around your in-ground plants. Also trim anything that obstructs visitors’ view of the house.
  • Potential buyers tend to drive by after dark just to check out how it looks at night. So make it look inviting and warm by turning on outside lights.
  • Make over the mailbox- freshen it up with a new coat of paint, maybe the same color you used on your front door.
  • Put a potted plant on the front porch- in the summer put some nice flowering plants out and in the winter put out something that is hardy like a small evergreen plant.
  •  New street numbers- they should be visually prominent so that it is easy to find your home.
  • Make sure you put all personal items away so that your yard doesn’t look cluttered.
  • Match little things- a new door knob, door knocker, and porch light that match are an easy way to show neatness.
There are many things to consider when planning for an open house, but you’ll see that if you take them into account it will be a good experience for both you and those who are coming to look at your home and possibly buy it.
